The long awaited start of the asphalt and concrete repairs project for the 100 – 800 blocks of New Mark Esplanade has finally arrived! The project will officially begin on Monday, October 15, 2018.
There will be two phases. The company, A.B. Veirs, will first carry out all concrete curb and sidewalk replacement from the 100, 200, 300, 500 and 800 block. After that is finished, the paving crew will launch the second phase which is repaving of the asphalt parking lots, starting in the 100 block. Both phases will require moving your cars out of the parking lot for a duration.
Abaris management will be distributing flyers door to door and on your vehicles a few days in advance of the contractor starting work in each court.
The contractor will post a large orange construction sign at the entrance of the court announcing the dates of work for that court, which may change subject to weather and any unforeseen conditions that the contractor may encounter during the course of the job.
PHASE ONE: The contractor will begin in the 100 block of New Mark Esplanade and will proceed in numerical address order to the 800 block. The first round of work will involve only concrete curb and sidewalk replacement. This will require evacuation of the court between the hours of 7:00 am – 5:00 pm Monday – Friday.
Residents will be able to access and park on the courts after 5:00 pm and overnight but evacuation must take place by 7:00 am the next morning.
PHASE TWO: Once the contractor has reached the 800 block with concrete repairs, the paving crew will start the second phase which is the repaving of the asphalt parking lots. The paving will begin in the 100 block of New Mark Esplanade and will proceed in numerical address order to the 800 block.
The same system of notification will be used for the paving phase.
During the asphalt paving phase, each block will be totally closed to all vehicular traffic for a period of several days, which will vary based on the size of the court and weather delays. The signs and flyers will contain the specific details and dates for each court. Email blasts will be sent out throughout the course of the project to keep residents informed of the job schedule and progress.
PARKING GUIDELINES: There will be towing enforcement for vehicles that are not evacuated from the courts on the dates of scheduled construction. Residents may park in the unreserved parking spaces in the other courts; in the clubhouse parking lot; or along nearby City roadways where parking is permitted while their court is under construction.
A formal request has been submitted to the City of Rockville Police to lift parking restrictions on New Mark Esplanade during this project, but as of now, we have NOT yet received an official response. Residents will be notified immediately if the City approves our request.
There will be parking congestion for the duration of this project in all areas of the community and we apologize for this unavoidable inconvenience. Residents who have questions regarding this project should direct them to our property manager, Shireen Ambush, at sambush@abarisrealty.com.
Please do not approach the construction crews that are working on the property while the work is in progress and steer clear of the areas where active construction is taking place for your own safety.
We thank all residents for their patience and cooperation while we undergo one of the largest capital replacement projects in the history of New Mark Commons and we all look forward its smooth and successful completion!
– Abaris Management
Correction: An earlier version of this post incorrectly referenced the 400 block of New Mark Esplanade, which is not being repaved.
